Selling a residential property is potentially a very stressful process.

At Game Estate Agents, we aim to ensure you a smooth, speedy and efficient process when selling your property. Our experience means we can provide you with more than a confident selling experience, but as much personal advice for your circumstances as you would like.

Paperwork in order?

We can recommend specific personal contacts who will be able to prepare all the paperwork relevant to the sale, so that when a buyer is found, the contract, together with supporting documentation such as relevant planning permissions, surveyor’s certificates and so forth, is ready to go.

Prior to a sale proceeding you are required to provide an energy certificate. A Domestic Energy Assessor will be required to survey your property in order to prepare the required certificate. This must be available for viewers and to assist solicitors during the buying process.

Marketing your property

Once you have signed our Terms and Conditions of Sale, the marketing process can begin a soon as you’re ready. We will go through with you specific marketing plans which will included property particulars, direct approaches and media advertising. Viewings

Do your sums

When working out your budget, remember that rental values are quoted monthly. Other costs to take into account will include a deposit (usually four weeks rent), Have funds in place and personal details ready in case you want the first property you see – with a good lettings agent, this does happen. You will need bank details, contact details for a reference from a previous landlord and details of your employer, among others. We will guide you through the process

The lettings market is seasonal, competitive, and moves very quickly, so rents are changing all the time. The Renting process

We begin by searching our extensive database and arranging viewings of all available properties that meet your requirements.

Once we have found the property for you and have had your offer accepted by the landlord, we will apply for your references using Letsure and, subject to these being accepted, will draw up a tenancy agreement between you and the landlord. It is important that you read this and are happy with it and understand the conditions, as it will be your duty to complyto its conditions and requirements.

If you have any requests, you should raise them when you make your offer, and not after the tenancy agreement has been produced.

Before the tenancy commences we will require the following

  • Satisfactory references
  • Signed tenancy agreement
  • Cleared funds to include initial rent payment and deposit
  • Proof of ID

An independent inventory will be drawn up, detailing the contents and condition of the property. This will be used when you check in and out of the property so read it carefully and keep a copy.

Once the tenancy agreement has been agreed and signed by both parties and the monies have cleared, your tenancy will begin. You will be checked in by a member of our team, and given keys. If the property is managed by the landlord, you will be given their details to contact direct.

If managed by Game Estate Agents Ltd the contact number of our Lettings Manager will be given for contact if there are any maintenance problems.

Be prepared

Be ready to move. Obtaining a mortgage can take a long time, so we advise talking to a mortgage advisor early and preparing the paperwork needed. You will require personal identification, payslips, bank statements, etc. This will speed up the process of securing a mortgage which in turn will enable to you move quickly once you find the home you want and give you the edge over other would-be buyers.
